Consulting Services

We provide tailored strategic advice to Community Housing Providers, Not-For-Profit organisations, investors, developers and government to deliver affordable housing solutions based on clear-eyed strategy, a strong governance framework, disciplined project management and fit-for-purpose financing solutions.

Our team of experienced development managers, project managers and property finance analysts will explore the most cost-effective means to deliver quality purpose-built affordable housing to achieve the objectives of our clients and future residents in the built environment.

Community Housing Providers

AHS has acted for dozens of Community Housing Providers in Victoria, NSW, Queensland, Tasmania, and the ACT. We provide expert advice and support to help CHPs grow their social and affordable housing portfolios, from early-stage strategy formulation and project conception through to completion and handover.

For housing providers, growing a portfolio of assets builds balance sheet strength, enhances financial capacity, and provides much-needed housing options for people on very low, low and moderate incomes.

AHS has been at the forefront of “model” development in affordable housing for almost two decades, through collaboration with community housing providers, institutional and private investors, and developers. AHS has long seen the potential in leveraging private capital alongside government and community investment to deliver affordable housing at scale.

At AHS, we understand that investors and developers require a risk-adjusted return. We have a deep understanding of the factors that influence these investment decisions and the allocation of risk between project participants including investors, developers, community housing providers, financiers and government. AHS plays a key facilitation role in bringing partners together to deliver high quality affordable housing projects.

Capital Advisory

Our Capital Advisory services enable our clients to grow their social and affordable housing portfolios with confidence knowing that capital is available when required that recognises valuation uplift and leverages their portfolio.

We firstly understand our client’s growth ambitions, advise on capital options, then create and present a Portfolio Growth Model. Once the strategy is agreed we source the most appropriate, timely, cost effective, debt and equity available from the market.  

We work with a range of government-related financiers including Housing Australia, Treasury Corporation of Victoria, the Clean Energy Finance Corporation as well as banks and non-bank lenders to optimise financing outcomes for our clients. 

Our Capital Advisory services include:

  • Assess capital requirements to deliver the target pipeline, including equity, preferred equity, subordinated debt, and senior debt.
  • Consult with financiers regarding loan parameters and any pre-application requirements.
  • Investigate senior debt, concessional loans and grant opportunities.
  • Prepare a funding strategy and prospectus.
  • Oversee and coordinate detailed financial modelling.
  • Procure specialist advice to underwrite feasibility assumptions including lifecycle cost estimates, construction cost estimates, and project valuations.
  • Support to make detailed debt finance application/s to financiers and lead the negotiations.
  • Manage the procurement and drawdown of debt and equity to fund development and construction costs.
  • Full risk assessment.

Development Management

AHS offer experienced ‘client side’ Development Management and Project Management services to assist clients to deliver their project vision on time and on budget. We believe strongly in co-designing a project governance framework early on with project partners to ensure that stakeholders understand their roles and responsibilities to enhance communication and accountability.

We identify risks before they impact each project and proactively recommend and implement mitigation strategies.
