BlueCHP (NSW)
AHS assisted five New South Wales housing associations to establish an umbrella development and asset management organisation called BlueCHP.
During BlueCHP’s infancy, AHS was
engaged to undertake its financial modeling as well as head-up tender
application processes, property identification and feasibility assessment.
AHS also managed the process of negotiation
and acquisition and secured funding on behalf of BlueCHP.
AHS has:
Advised BlueCHP on a structure that
minimises risk to the individual organisations while maximising the benefits of
working collaboratively.
Developed the Business Case which assisted
BlueCHP to successfully apply for recognition as a Growth Housing Provider.
Developed a program of acquisitions and on
BlueCHP’s behalf, applied successfully for the following funding from HNSW
- $6.4M under the Affordable
Housing Innovation Fund (AHIF)
- $16.1M under Social Housing
Growth Fund 1 (SHGF1)
- $11.9M under Social Housing
Growth Fund 2 (SHGF2)
- $34.6M leveraged loan funding
allowing the number potential acquisitions to double
- Developed a submission to the
National Rental Affordability Scheme (NRAS) for the procurement of
approximately 750 new dwellings.
At BlueCHP’s request, AHS has been
responsible for the selection, due diligence, negotiation, acquisition, meeting
of lending criteria and handover of 200 plus acquisitions across Sydney.
BlueCHP now has its own leadership team and
in-house capacity.
